Logistics & Labor Market

Read Guide

Adjusts base installation costs using current geographic wage data from the Bureau of Labor Statistics.

The flat, 2D area of your home’s exterior footprint. This is automatically extracted via satellite.

Read Guide

Calculates the true 3D surface area of your roof. Steeper roofs require more materials and harness systems for workers.

Read Guide

Multi-story homes incur labor surcharges due to ladder transport time and high-reach safety logistics.

Read Guide

If your home has old shingles layered over older shingles, you will pay extra for the demolition labor and dumpster weight.

Advanced Logistics Factors (Configure)
Guide

Accounts for material lost to cuts and overlaps. Complex roofs with hips and valleys require a higher waste factor.

Guide

Protects landscaping, siding, and windows from falling debris using advanced structural netting systems.

Guide

Extra fees applied by suppliers for delivering heavy materials to rural, distant, or hard-to-access locations.

Guide

A minimum flat fee applied to very small jobs to cover the base cost of dispatching a fully equipped crew.

Guide

Cost to cut back overhanging branches that prevent safe roof access or risk scratching the new shingles.

Materials & Engineering

Read Guide

The exterior visible surface of the roof. Architectural asphalt is the current national standard for residential homes.

Read Guide

The protective water-barrier rolled onto the bare wood. Upgrading from standard synthetic to breathable synthetics prevents attic condensation.

Advanced Material Factors (Configure)
Guide

The thickness of the metal panels. A lower gauge number means thicker, more impact-resistant steel.

Guide

Upgrading from standard builder-grade brands to premium names (like CertainTeed or GAF) for extended warranties.

Guide

High-contrast or specialized aesthetic color blends that cost more to manufacture than standard stock colors.

Guide

Seamless aluminum gutters installed alongside the new roof to ensure proper water drainage away from the foundation.

Enter Linear Feet to add new gutters ($15/LF)
Guide

Accounts for premium matching materials or specialized labor required to comply with strict neighborhood guidelines.

Guide

Specialized adhesive strips applied to the roof edges to prevent the critical first row of shingles from blowing off.

Guide

The technique used where two roof planes meet. Open metal ‘W’ valleys are more durable but cost more than woven asphalt.

Guide

Metal edging installed at the perimeter to guide water into the gutters and protect the underlying wood from rot.

Guide

The seals around plumbing vents. Upgrading to lifetime silicone or lead prevents the most common source of roof leaks.

Guide

Using hot-dipped galvanized or stainless steel nails prevents deep rust and shingle blow-offs, especially in coastal zones.

Code, Forensics & Admin

Read Guide

A highly adhesive rubber membrane required by building code in states that experience freezing temperatures to prevent ice dams.

Read Guide

Enter the estimated number of 4×8 wood decking sheets that have water damage and need replacing.

Calculated at $85 per replacement sheet

Some municipalities charge a flat administrative fee, while others tax you based on a percentage of the total contract value.

Read Guide

“Zero Interest” promotional loans are legally padded with heavy hidden dealer fees baked into the contractor’s retail price.

Advanced Code & Forensics Factors
Guide

Cutting in a new continuous ridge vent to release trapped heat, lowering energy bills and extending roof life.

Guide

Adding under-eave intake vents to pull fresh air into the attic, a critical requirement for a healthy roof system.

Guide

Installing heat-reflective foil under the roof decking to dramatically reduce summer cooling costs in hot climates.

Guide

Specialized nailing patterns (6-nails per shingle) and high-grade sealants required in coastal hurricane or tornado zones.

Guide

Additional labor time and specialty hand-sealing techniques required if installing the roof in freezing winter temperatures.

Guide

Replacing the rotted wooden boards along the edges of the roof line before new gutters are attached.

Enter Linear Feet of rot ($20/LF)
Guide

Old skylights often leak after a roof replacement due to disturbed flashing. It is highly recommended to replace them simultaneously.

Number of old skylights to replace ($1200/ea)
Guide

Building a small, peaked diversion roof behind wide chimneys to prevent water and snow from pooling against the brick.

Guide

The electrical labor required to carefully remove existing solar panels, store them, and reinstall them on the new roof.

Number of existing solar panels ($250/ea)
Guide

Administrative fees for specialized software (Xactimate) and the extra time spent negotiating scope with insurance adjusters.

How is this a 40-Factor Estimator?

To save you time, we only display the 36 variable options that a satellite cannot automatically detect. Our engine calculates the remaining factors in the background.

These hidden factors include Google Solar API 3D geometry extraction, segment-by-segment compass orientation mapping, exact Latitude/Longitude coordinates, and dynamic usable-area solar ratios.

Read our full algorithmic methodology here.

Solar Potential Deep Dive

How the ROI is calculated: Unlike generic estimates that assume a blind 40% of a roof is viable, our hybrid engine is integrated directly with the Google Project Sunroof API.

It dynamically scans the 3D polygon mesh of the property and isolates strictly South, South-East, and South-West facing roof planes. We then apply a strict 50% usability reduction on those planes to account for roof hips, valleys, exhaust vents, and strict fire-safety setbacks required by code.

The remaining usable square footage is multiplied by modern panel efficiency ratings (15 Watts/SqFt) and regional utility rates ($0.15/kWh) against the home’s maximum annual sunshine quantiles to generate a true, realistic financial forecast.
